Mortgage payment questions, answered
How the numbers in this calculator work.
- How is a monthly mortgage payment calculated?
- On a repayment mortgage the payment is worked out from the amount borrowed, the annual interest rate and the number of years left, using the standard amortisation formula. Each payment covers the month's interest first, and the rest reduces the balance — so the interest portion shrinks over time.
- What is the difference between repayment and interest only?
- A repayment mortgage clears the balance by the end of the term. An interest-only mortgage covers just the monthly interest, so payments are lower but the full amount borrowed is still owed at the end and must be repaid another way, usually by selling or refinancing.
- How much does a longer term reduce my payments?
- A longer term spreads the balance over more months, so each payment is smaller — but you pay interest for longer and the total cost rises. Stretching 25 years to 35 typically cuts the monthly payment noticeably while adding many thousands of pounds of interest overall.
- Are these figures a mortgage quote?
- No. They are estimates to help you plan and do not include fees, insurance or the rate a lender would actually offer you. Request a callback and an adviser will confirm real figures based on deals you qualify for.
